When building a new construction, finding the right Indiana builders or Michigan home builders, will make the whole building process go smoothly. Start by talking with a number of custom builders. During this process of interviewing, take note of the ones that are willing to work with you to help you build your new home as their top priority. Stay away from the new home builders who want to push you into a new home too quickly or who won’t build custom built homes to your needs. After talking to several Indiana builders and Michigan home builders, narrow your search down to the top three.
Thousands of components go into your new home, which makes it tough to actually calculate the exact value, but knowing a few tricks can help. Most new home builders want to build a house that looks cosmetically good. For example, let’s consider trim. Pressed wood trim looks the same as real wood trim, but after a few short years of mopping, the pressed wood swells and becomes an eyesore (or needs replacing). What started out as a ‘cheaper price’ ends up costing you more money later. You need to compare ‘apples with apples’ to make sure you’re really getting value for the price you’re being charged.
Always ask for a copy of your new home building contract to review before signing with any Indiana builders or Michigan home builders. The reason is a good contract includes a pretty detailed list of items you are getting in your new home (like press wood trim vs. real wood trim). After talking to so many new home builders, it’s easy to forget if you were getting that ceramic tile, taller ceilings, etc.
Remember too that a quality custom builder will also provide an itemized list of these items so you can see where you’re spending your money. This helps out if you later decide to remove something during the new construction process or if you’d like to trim your budget now.
In addition, look to see if your new home building contract explains that change orders need to be signed by you. This way you can always keep a running total of your new home cost.
